In that case run spark with /spark profiler start when the server is lagging, wait for 5-10 mins and issue /spark profiler stop you will get a link with a report about server`s lags

Why is the playit.gg address im given considered an invalid address
try ngrok. It usually does the thing. Not sure whether it works with mobile hotspots, but at least give it a shot. It is a cli tool, so you will need a command. If I remember it correctly it's ngrok -tcp <your-server-port> . Not sure, better check on that one.

Also there is a feature in gradle that crates different threads to handle your gradle setup, maybe try and switch off it

Also there is a last resort thing if you are really desperate. Try to build it in WSL. Linux doesn't have issues with "files being locked by some stupid process" at all.
