Beginner web designer/developer looking for feedback

Hello everyone. I am wondering what experienced designer would think about this landing page: https://www.kellymarketing.co.uk/propertyopportunity There are a few things I would change already such as the screen width of the hero section and possibly adding some more images. Any feedback would be greatly appreciated and maybe when I learn more, I can start to give feedback of my own!

Not ui related but your url should be "property-opportunity". Helps users and search engines understand your page content Your cookie consent is against GDPR (I believe) Your Find Out form is definitely against GDPR, and it shows up twice And the contrast of the FAQ heading is too low (on mobile) Is this some type of lead generation page?

It is. Why is the form against GDPR? I thought I am asking only for information I need and there is a policy with it which says what we use the data for etc. The only cookies used are the hubspot form link cookies which is explained in the cookie policy I believe. I thought it was all covered but if not I'll look at that Regarding the cookies, the only cookies used are necessary for the form to work. Not sure how I can make that GDPR compliant if it isn't I realise I left the newsletter text on there which shouldnt be there. There is no newsletter or automated marketing emails sent etc. The fund manager will get their details and contact them one at a time to send them more info and ask if they want to know more. I believe this is okay if I explain at the bottom when we will contact and why rather than opting out of marketing emails unless I add that checkbox in even though technically it wont do anytbjgn as we will never send automated marketing emails out or newsletters etc. Thanks for the help. The FAQ heading is fixed so I'm not sure why yiu are still seeing bad contrast. Are you using dark mode?

And I'm no GDPR expert, but don't cookies *that collect identifying info have to be explicitly opt-in? I'm not sure if an implicit opt-in is against GDPR or not I'm not sure what type of data you're collecting with the hubspot form or if it even matters

Just name email and phone number if they enter it. I guess I need to tell them what is collected even though it is only literally what they enter into the form. Hmm okay, thanks, I'll check. Might be a dark mode thing. Other than the GDPR things and the contrast, is the layout and information okay? Thanks for the feedback though, very useful and I'll look into the GDPR stuff morr

Ya sorry I got a bit off topic with it 😂 Honestly, there's a ton you can do with the design right now, as it's not really much of a design. I'd suggest looking up other real estate/marketing/lead gen websites and see how they convey the information out. I'd also reach out and see if the client has any more information to add. I've never built a lead gen page, but from what I remember seeing, they usually have a good amount of content to really push the user to the desired action. I think it's great that you have key features, testimonials, and an FAQ for objection handling, but I think you can expand more if you ask the client for some more information (which will hopefully lead to more conversions). Other than the content side of things, like I said, I suggest just seeing how other websites in your industry tackle the layouts for their pages. For example, you can at the very least make each key feature a card, which I think would be both visually appealing and help the reader skim the content faster. The fact that you have the testimonial in the same section as the Key Features is a bit of a miss imo. It should be a separate section, and have a lot of emphasis. Social proof is great for conversions, and the way you have it now makes it kind of blend it to the rest. Does your client have strong branding? You should definitely incorporate the branding into the colors, typography, and layout of the page. (It does seem like you used some of the brand colors, but not sure if you picked that out or it's inline with the branding)

Thank you! This is exactly what I was hoping for with feedback. The complex thing here is my client is wanting to market this opportunity without mentioning the fund or company name for some reason, she doesnt have her own branding, she is just a sales/account manager but I guess I could work with some of the branding for the company behind this such as the typography at least, she wanted these kind of colours to stand out, the company themselves just use blue and their branding is awful.

Yea that's a bit rough haha. Whatever info you can get from her about branding and content I think will help you flesh out the page at least I think a key piece of info you can ask is: how does the user get to this page? I'm assuming they'd be running ads of some sort - what are they marketing in the ads? You can incorporate that into the design to lead to a better page
