Gabardine or water resistant finish for a Mac Coat
Which approach to water resistance is better?
Beams Plus has a cotton blend gabardine coat
Banana Republic has a higher cotton content but has some type of DWR
I like things that last a long time with the least amount of maintenance
Thoughts?

DWR is bad for the environment (it is essentially micro plastics that wash off and must be reapplied) and should be avoided IMO. I would get the blend as I suspect if you use it for a long time it's better over the lifecycle. Synthetics are good for rain/wind gear.
The beams is like 60/40 cotton poly
BR is 70/30
Same applies. I would take a synthetic shell with higher 'natural' water-resistance over one that needs DWR in most scenarios.
DWR is a pain in the ass so +1 for what chopper has pointed out
Waxed cotton is my personal favorite
I figure waxed cotton is better than dwr but still that element of needing to rewax, whereas with cotton blend gabardine that wouldn't be the case
How much water resistance do you actually need?
Very brief exposure to spring showers, mostly running out to my car lol
Cotton poly is fine then. If it's not raining hard enough to need an umbrella or a hood, then you don't need much.
